Our Policies
Reservations &
Payments:
Upon booking your reservation ˝ of the total amount is due and must
be made with a credit card (MasterCard or Visa). The remainder of
the balance must be paid at least 14 days prior to your arrival
date. In addition to the base rent shown, there will be a 10% tax
(5% state & 5% county), reservation fee of $50, cleaning fee and a
non-refundable $45 damage insurance. The damage insurance covers up
to $300 in accidental damage. It does not cover; any
excessive cleaning, trash removal of any kind, moving furniture or
key/pass loss. These are separate charges and will be charged to
credit card on file. Pet friendly homes have a non-refundable fee
of $50 per pet with a 2 pet limit.
*During the
summer season all rentals are from Saturday to Saturday unless
otherwise stated. All holiday rentals have a 3 night minimum.
You
must be 25 years of age or older to make a reservation, and the
leaseholder must occupy the property for the duration of the lease.
Furnished:
All units are privately owned and furnished to the owners’
individual preference. Each unit is furnished with dishes, eating
and cooking utensils, furniture, pillows and bedspreads. Each unit
is also furnished with a washer and dryer, coffee maker, microwave,
dishwasher and television with cable unless otherwise stated.
Not-Furnished:
You must bring your own: sheets, pillow cases, bath & beach towels,
toilet tissue, toiletries, cleansers, paper towels and garbage bags.
Occupancy:
All homes are strictly limited to the member of occupants
indicated. Occupancy number is determined by each county and is
based on septic system. Anyone over the age of 2 is considered an
occupant.
Boat Lifts:
Tenants are not allowed to use boat lifts at properties for
insurance purposes. Tenants may tie up to the floating or
stationary dock.
Pets/Smoking:
No smoking is allowed in any unit. No pets are allowed in or on the
rental premises unless deemed pet friendly.
Keys:
Keys must be picked up at our office. All keys and passes must be
returned to our drop box upon departure. Failure to do so will
result in a $10 per key charge to credit card on file. Replacement
passes for Bernard’s Dockside are $30.
Grills:
We do not furnish charcoal or propane. The gas grills are filled at
the start of the season and tenants are responsible for refilling
tanks. However, should they be empty, we are not responsible for the
refills of tanks.
Check Out
Procedure:
Please remove all food from refrigerator and put away all dishes.
Garbage pickup is not provided in this area so please dispose of all
trash at one of the garbage sites shown in your packet. We will not
be responsible for any items left behind, so be sure to check
thoroughly before you leave.
Cancellation
Policy:
All monies received are non-refundable if a reservation is cancelled
and we are unable to re-rent the property. Refunds will be issued,
minus a 20% cancellation fee, only if the unit is re-rented for same
time period.
Check In/Check
Out:
Check -in is 3pm-5pm. Check-out is 10:00 am. There are no
exceptions. Please contact our office for instructions on late
check-ins.
Agency Relation:
Long & Foster Property Management makes every effort to guarantee
the availability of the unit you have chosen. However, if the unit
becomes unavailable, we reserve the right to transfer you to an
equivalent unit. Description, rates and property amenities listed
on our website and/or rental agreement are subject to change without
notice. Omissions, additions, or errors, and changes in property
bedding, furnishings, equipment, etc., may occur and we are not
responsible.
