Reservations
& Deposits: At the time of booking your reservation, we
require that you pay 1/2 of the total amount due. The other half is to be
paid in full, 14 days prior to your arrival. There is a damage deposit
(unless otherwise specified) on all rental units, a Virginia Sales tax of
5%, a 5% County tax on the base rent, a reservation fee of $50, and a one time cleaning fee.
Pet friendly homes have a $50 non-refundable deposit per with a 2 pet
maximum. Assuming there are no damages or violations to the terms of the lease, the
deposit monies will be returned within 30 days of your departure date.
Furnished:
All units are privately owned and are furnished to the owners individual
preference. Units are furnished with dishes, cooking utensils, flatware,
furniture, pillows, blankets and bedspreads.
Not
Furnished: You must bring your own sheets, pillow cases,
bath towels, wash and dish cloths, toilet paper, soap, paper towels,
cleansers, garbage bags, etc.
Occupancy:
Occupancy is specifically limited to the numbers indicated in the unit
description and lease. Limits include all children.
Smoking/Pets:
Please do not smoke inside units. No pets are allowed in or on the rental
premises unless otherwise specified.
Phones:
Unless otherwise indicated, all of our properties provide local phone
service. Any long distance phone calls must be charged to your personal
calling card.
Keys:
Keys must be picked up at our office. All keys must be returned to the
office upon departure. Failure to do so will result in a deduction of $10
per key from the security deposit.
Grills:
We do not furnish charcoal or propane. The gas grills are filled at the
start of the season and tenants are responsible for refilling tanks.
However, should they be empty, we are not responsible for the refills of
tanks.
When
You Leave: Clean out the refrigerator of all food, please
wash and put away all dishes. Garbage pick up is not provided in this area
so dispose of all trash at the dumpster indicated on your arrival sheet.
Failure to do so will result in a deduction from your security deposit.
Cancellation
Policy: Deposits are not refundable if a reservation is
cancelled and we are unable to rent the unit. Deposits will be refunded
minus a 20% fee only if we are able to re-rent the unit. Otherwise no
portion is refundable.
Rules
& Regulations: Most of our private homes are located in
residential areas. You must follow the regulations posted in the home of
each development.
Agency:
We will diligently work with the tenant in procuring the correct property
for them; however, we represent the interest of the property owners.
